Turnkey

What exactly does “Turnkey” mean at FILA?

At FILA, the “Turnkey” service means that we take care of everything, from the drafting of the project to the final delivery of the keys, with a fixed price and no surprises.
This includes the comprehensive management of the entire process: architecture and engineering, permit processing, workshop production, construction on site, coordination of industrialists, installations and interior finishes. A single team, a single interlocutor and a final result ready to move into with the full FILA guarantee.

What are the advantages of the Turnkey service?

- Total peace of mind: we coordinate all phases and professionals.
- Absolute control of budget and deadlines: no final surprises.

Does it also include the technical project and permit management?

Yes. The Turnkey service includes the entire technical project (architecture, engineering and construction management) as well as the complete processing of licenses, permits and final certificates, so you don't have to worry about bureaucracy. However, if you already have a previous project, at FILA we can also adapt it to our construction system, maintaining technical coherence and guaranteeing the quality of the final result.

Can I customize the house if it is Turnkey?

Absolutely. We work with optimized but highly customizable modules. You can adapt distributions, materials, installations and finishes so that the house fits 100% to what you need.

What degree of involvement will I need to have during the process?

You decide. You can participate in the design and selection phases of finishes, and from there we take care of everything. You will maintain real-time monitoring and periodic reports to always be informed.

What does the Turnkey service not include?

Only those elements that the client decides to expressly exclude are excluded, such as non-fixed furniture, appliances, decorative elements, swimming pools or other special accessories.
Everything that is part of the construction process —project, construction work, installations, finishes and certificates— is included.
However, if the client wants to incorporate any of these extra elements and it is defined from the beginning, at FILA we make the corresponding assessment and include it in the budget with a fixed price.

How long does it take to deliver a turnkey house?

It depends on the size and complexity of the project, but at FILA we stand out for reducing deadlines thanks to the industrialization of the process. We often deliver in between 6 and 8 months, always meeting the agreed schedule.

Can the budget vary during the work?

No. At FILA we work with a closed budget and total transparency.
The price can only vary if the client requests voluntary changes or extra elements on the initial project.
In these cases, before executing anything:
1. We make a detailed economic assessment.
2. The client must expressly approve it.
3. And, if necessary, we update the work schedule to keep everything organized and under control.
No final surprises. Everything is agreed and documented before moving forward.

What guarantee does a house built with the Turnkey system have?

We offer the current legal guarantees plus our own guarantee on construction elements and finishes, so that you have complete assurance of quality and durability.

Can I add energy efficiency elements or sustainable systems?

Yes. You are part of the FILA philosophy: we can integrate high-performance insulation, aerothermal energy, solar panels, mechanical ventilation with recovery, and other solutions that improve the energy class and reduce consumption.

How does the startup process work?

1. First meeting and needs study.
2. Initial proposal and indicative budget.
3. Technical project and definition of finishes.
4. Manufacturing and execution.
5. Final delivery and turnkey.

Can I hire only part of the process and not the complete Turnkey?

Yes. Although the Turnkey service is the most complete and efficient, we can also take on partial projects (only structure, enclosures, interiors, etc.) if the client prefers it.

How do you guarantee the quality of the final result?

With its own controlled production system, continuous supervision, certified materials and a technical team with more than 75 years of experience in the sector. Each phase is validated before moving on to the next.

New construction

How long does it take to build a new project?

With our industrialized construction system, we can shorten deadlines by up to 50% compared to traditional construction, depending on the size and complexity of the project. The average time can vary between 6 and 9 months, from building permit to delivery.

What is the approximate cost of a house built by FILA?

The cost depends on many factors: location, surface area, finishes, energy systems... But we work with closed and clear budgets from the beginning, avoiding unexpected expenses. We adapt to high-level projects, taking care of every detail.

What is the price of new construction (€/m²)?

The cost of building a new building can vary depending on several factors such as the type of housing, the degree of industrialization, the location of the plot and its accessibility, among many others.

Currently, most of the projects we carry out are within an estimated range of €2,500 to €3,700/m², always adapting to the needs and characteristics of each client and plot.

I have land and I want to build a house. How can you help me?

We can make it all easier for you. At FILA we are with you from the very beginning: we analyze the characteristics of the land, assess its urban viability, advise you on the design, process the permits, the technical project and we take care of the entire execution of the work with our own team.

If you want, we can also offer you a “turnkey” service, so that you only have to worry about collecting them on the day of delivery. Our goal is to make the process of building your home as exciting as it is simple.

Can I customize my house?

Yes. Each project is unique. We give you design, layout and finishing options, and we advise you so that each decision is aligned with your style and needs.

Do you build sustainable and energy-efficient homes?

Totally. We are committed to energy efficiency, reducing the carbon footprint and using systems and materials that improve comfort and energy savings.

Reforms and rehabilitations

What is the difference between a reform and a rehabilitation?

A renovation consists of modifying, updating or improving an existing space without altering its main structure. It usually focuses on finishes, interior layouts, installations or aesthetic elements, with the aim of updating the functionality or appearance of a home or premises.
A rehabilitation, on the other hand, involves acting on essential elements of the building —structure, foundations, facades, roof or construction systems— to recover its safety, durability and efficiency. It not only improves the aesthetics or layout, but also ensures that the building maintains or recovers its optimal habitability conditions.
At FILA we work with both approaches, always with specialist professionals.

When do we recommend a renovation or rehabilitation?

At FILA we assess each project in a personalized way to guarantee the most efficient, sustainable and appropriate solution to the client's needs.
We recommend a renovation when the objective is to update or improve the space without intervening in the main structure of the building. It is ideal if you want to renew distributions, finishes or internal installations to achieve greater comfort, functionality or aesthetics.
We recommend a rehabilitation when it is necessary to act on essential elements of the building to guarantee its safety, durability and energy efficiency. It is the best option in the face of structural problems, humidity, deteriorated roofs or outdated installations, and whenever the aim is to extend the useful life of the property with responsible and sustainable criteria.

How long does it take to carry out a renovation or rehabilitation?

The deadline depends on the scope of the project: a bathroom renovation can last a few days, while a comprehensive renovation or structural rehabilitation takes longer. At FILA we optimize execution times to the maximum and meet the agreed deadlines, with constant communication so that you can plan. Our work philosophy allows us to industrialize processes and reduce deadlines without losing quality.

Do you only do new construction or also renovations and rehabilitations?

We carry out new construction, partial renovations, complete renovations and rehabilitations of homes, apartments, buildings, farmhouses, etc. We adapt to each case and offer a complete service, from the initial study to the final execution.

Do you also do bathroom and kitchen renovations?

Yes. We carry out kitchen and bathroom renovations with personalized design, quality materials and a professional and durable finish. They can be part of a comprehensive renovation or be one-off actions.

Do you make small renovations even if you didn't build the house yourself?

Yes. We work on any home, regardless of who originally built it. We take care of the study, planning and execution to guarantee an optimal result.

Process and services

What process should I follow if I want to build with you?

Do you work with private clients or only with promoters?

Most of our projects are for private clients who want to build or renovate their home with a personalized approach. We also collaborate with developers on quality projects.

Do you offer quotes without obligation?

Yes. We can offer an initial advisory meeting and an initial indicative budget without obligation.

Do you offer turnkey services?

Yes. We take care of the entire process, from the initial idea to the delivery of the house completely finished and ready to move in. You imagine, we do the rest.

Do you have any promotions available?

Yes, at FILA we have active promotions at certain times of the year, whether in turnkey homes, personalized projects or available plots. We recommend that you contact us to find out about current promotions and assess which one best suits your project.

Team and flexibility

Do you only work with your own projects or can I come with my architect?

We adapt to you. You can come with your architect, or leave everything in our hands (turnkey). We have our own technical team of architecture and engineering, but we also know how to collaborate with other professionals.

Can you help me if I don't have an architect yet?

Yes. We have our own architecture and engineering team to make your project a reality from scratch.

What is the difference between you and another construction company?

We work with our own team (more than 30 professionals), use industrialized processes and offer total support. This allows us to offer greater quality, reduce execution times and strictly comply with them.

Will I be accompanied throughout the process?

Yes. Our commitment is to be by your side from the very beginning until long after delivery. You will receive advice, smooth communication and coordination with all our professionals involved.

What construction systems do you use?

We work with all types of construction systems, from traditional methods to the most innovative and industrialized ones. We choose the most appropriate system according to the specific needs of each project, always looking for the best solution for the client.

Scope of action

Do you work outside of Cerdanya?

Yes. Although our main activity is concentrated in Cerdanya and Alt Urgell, industrialized construction processes allow us to leave our area and offer our model of quality and efficiency anywhere in Catalonia, and even beyond.
We study each project with rigor and carry it out with the same guarantees as always: sustainability, short deadlines and impeccable finishes.

Visits and customer relations

Can I visit works in progress or homes already built?

Yes. We like future clients to see the real result of our work. We can arrange visits to ongoing projects or completed homes with the owners' permission.

Can I visit the site during construction?

Of course. We like the client to see how their project is progressing. We organize regular site visits so you can follow the progress.

Do you have a long waiting list?

It depends on the timing and size of the project. We recommend contacting us in advance, especially for new construction projects. We will offer you a realistic timetable from the very first initial consultation without obligation.

What happens if I have an unforeseen event or want to make changes during the work?

We adapt. We always advise you on how the change will affect you technically, economically and on the schedule, and we look for the best solution.

Can we hold meetings online?

Yes, we adapt to you and offer virtual meetings whenever you need them, especially during the early stages of the project.
However, at FILA we believe that it is essential to also hold face-to-face meetings, both in the initial stages before starting and during the work. It is in these meetings that trust is built, ideas are better perceived, and the evolution of the project is experienced with more meaning and emotion.
